Modified bitumen (Mod-Bit) roofing is a high-performance, multi-layer evolution of traditional built-up roofing (BUR) that provides exceptional durability for low-slope commercial buildings. As an engineered asphalt system, it combines a heavy-duty base sheet with a granule-surfaced cap sheet to create a redundant waterproofing barrier that is significantly more puncture-resistant than single-ply membranes. This system is particularly effective for rooftops that house heavy HVAC equipment or see frequent maintenance traffic, as the multi-ply construction can withstand physical wear and tear that might tear thinner materials. We typically install these using either cold-applied adhesives or heat-welding techniques, allowing for a monolithic bond that remains flexible through the expansion and contraction cycles of our local climate.
